Our History

T&L was started by Ted Oswald in November of 2002 with a portfolio of 28 multifamily properties and just over 500 units. Since then, we have grown into one of the premier management companies in Iowa, with approximately 700 multifamily units and ownership of commercial properties throughout the State of Iowa.

Ted Oswald

President/Managing Member

Upon graduating from Iowa State University with a Bachelor's Degree in Accounting, I began my real estate career with Sheldahl and Associates. Within my first year I was promoted to the position of Operations Manager. Over the next 10 years in this position I operated and assisted in the development of over $100 million dollars' worth of real estate comprised of over 600 apartments, approximately 250,000 square feet of class A and B commercial office and retail space and over 20 executive residential subdivisions. Additionally, I was responsible for all financial aspects of the company including budgeting, reporting and lender negotiations.

After 11 years of employment with Sheldahl and Associates I left to become the Director of Operations of Newbury Management Company formerly known as Heartland Properties. I was directly responsible for the operations of over 2,500 residential rental units in Iowa, Nebraska and Minnesota. Additionally I operated approximately 50,000 Square feet of Class A commercial office space in West Des Moines.

From Newbury Management I had an opportunity to purchase for myself a 28 apartment properties located throughout Iowa values at over 15 million dollars in November 2002. As part of this transaction I started up a real estate brokerage and property management company. Since this original purchase I continue to grow my portfolio with the purchase of additional real estate assets throughout Central Iowa.


Carrie Woerdeman

Vice President of Operations

As the Vice President of Operations for T&L Properties, Carrie Woerdeman manages the day-to-day activities of the Office and Apartment Support staff and oversees compliance with the variety of affordable housing programs T&L Properties works with. Carrie is dedicated to ongoing training and education, and continually seeks to streamline office and field procedures to eliminate inefficiencies and provide the best possible customer experience. Prior to joining T&L Properties in July of 2007, Carrie worked in Retail Management, an experience that gave her background in both Operations and Human Resources.

Carrie is a licensed Real Estate Broker in the state of Iowa. She has achieved the Rural Development S.T.A.R. designation, as well as LIHTC TaCCs designation including additional Mixed Finance Training. Carrie is currently pursuing her Certified Property Manager designation from the Institute of Real Estate Management. She is a member of Commercial Real Estate Women (CREW), Institute of Real Estate Management (IREM), and Iowa Commercial Real Estate Association (ICREA).

Pat Leonard

Vice President of Facilities

Pat Leonard manages the facilities management activities at T&L Properties, including managing the maintenance staff.

Pat started at T&L Properties in 2011. He has decades of experience in construction management, and previously owned his own construction company. His extensive knowledge allows T&L Properties to provide a premium level of facilities management, and the ability to customize our commercial spaces to suit almost any need.


Mike Tomich

Maintenance Director

Mike joined T&L Properties in 2016. He graduated from Iowa State University in 1989 with a Bachelor’s of Science degree in Industrial Technology with emphasis on Manufacturing Engineering. Mike brings to T&L Properties 27+ years’ experience in maintenance, engineering, safety, and manufacturing working for various corporations in Iowa, Florida, Mississippi, and Missouri.

Mike is a certified Green Belt in Six Sigma as well as a trainer for NFPA 70E (Standard for Electrical Safety and Arc Flash) and has attended courses in NFPA 101 (Life Safety Code) and NFPA 72 (National Fire Alarm and Signaling Code), and has received OSHA 30 hour Construction training and will be using his experience with buildings and grounds systems, OSHA, and NFPA to assist T&L Properties as it grows within Iowa.


Robin Morgan

Office Supervisor

Robin was hired in July of 2014 as a Rental Specialist, transitioned to the role of Compliance Specialist in July 2015 and in June of 2016, Robin accepted the position of Office Supervisor. Prior to coming to T&L Properties, she spent 18 years in Purchasing & Supply Chain Management with various manufacturers and distributors. In June of 2014 she also finished her Bachelor degree in Business Administration from Kaplan University. Robin enjoys coaching her daughter’s softball team in the spring and summer and watching her NFL team, the San Francisco 49ers, play football in the fall.


Cindy Leinen

Rental Specialist

Cindy joined T&L Properties in August of 2016, bringing with her over 30 years of Retail Management and Administrative experience. She is responsible for the day to day processing and approval of rental applications for our multi-family properties. Cindy enjoys spending time with family and friends and especially enjoys spending time with her 4 wonderful grandchildren.
